NON-EXEMPT POSITION

The Facilities Maintenance Technician 1 position is responsible for doing minor facility repairs, preventative and routine maintenance on equipment, and grounds upkeep. This position exercises judgment in making repairs. Reviews work performed by contractors and recommends acceptance of work done. Work is performed under general supervision.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Performs routine and preventative maintenance and repairs on district equipment and facilities. Follows appropriate equipment preventive maintenance schedules and identifies and reports needed repairs to Facilities Supervisor.
  • Inspects facilities and grounds for proper maintenance and cleanliness and contract compliance by custodial and ground maintenance contract services. Reports problems to Facilities Supervisor.
  • Maintains up to date contact information provided by library managers and contact numbers of designated branch staff members to provide timely, on-call, after hours facility services in the event of building emergencies.
  • As assigned, reviews and assesses work performed by contractors and recommends work acceptance.
  • Ensures that accurate preventative maintenance checklists are kept current.
  • Maintains building supplies and parts inventories and reports to Facilities Supervisor when re-ordering is necessary.
  • E-mails district staff on personal weekly schedule and notifies staff of routine and preventative maintenance projects and special projects.
  • Performs special projects related to district facility requirements as assigned.
  • Transports equipment and furniture and other items between the district’s facilities as needed.
  • Keeps district’s tools and equipment in proper working order and secure in their correct storage locations.
  • Follows district safety rules when using power tools, ladders, and other equipment and follows Colorado Driver’s safety rules when driving district vehicle.
  • Notifies Branch Managers and Safety Coordinator/Human Resources about health and safety hazards and makes recommendations on corrective actions to the Facilities Supervisor.
  • Occasionally may be required to set up furniture and equipment for special district and/or branch community events as assigned.
  • As assigned, may be requested to do snow shovel removal, outside clean up of library grounds, and sporadic custodial clean up.
  • Performs other work duties assigned.

WORK ENVIRONMENT:

Work is performed in various locations in multiple indoor and outdoor environments, including office and library areas, electrical/mechanical equipment rooms, maintenance shop, storage areas, ceilings, and roofs. Work is performed on multiple workstations, software programs, and projects. Work requires constant and varied physical activity using various tools and equipment, ladders and lifts, with moderate height and confined space activity; with regular exposure to moderate noise level, regular exposure to excessive dirt and dust, regular exposure to chemicals, mold or foreign substances, and limited exposure to high noise levels. Work involves regular interaction with customers and staff, moderate exposure to behavior issues; requires constant traveling and transportation of materials or equipment. Requires varied work hours, including weekends and evenings, which may change periodically. May require periodic 24/7 on-call duty rotations.

  • Knowledge and trade skills in performing building and equipment repairs, identifying practical solutions to maintenance, and repair problems is required. Must be able to locate and competitively purchase repair parts. Must be able to communicate constructively with Facilities Supervisor and Branch Managers about necessary repairs. Errors in making repairs could increase costs in maintaining district equipment and facilities.
  • Must be responsive to Branch Managers’ requests and be able to work in a variety of situations and maintain a flexible schedule.
  • Regular contact Facility manager and routine contact with branch staff involving the giving and receiving of routine as well as non-routine information. Must be able to establish constructive relationships with service contractors and vendors.
  • Must have the ability to learn and become proficient in functions required to perform job duties, working effectively independently or as part of a team to complete tasks as assigned.
  • Must communicate effectively using English. Must read and write English at a level appropriate to the position.

Computer Skills: Must be able to demonstrate a working knowledge of computer use including internet, email, Microsoft Office Products (or equivalent). Keyboard skills required at an equivalent of typing 25 words per minute with minimal errors. Must be able to learn and become proficient with equipment and software programs as required to effectively and efficiently perform assigned duties.

Physical Abilities: Must have the physical ability, stamina, mobility and manual dexterity to: Support the facilities requirements of a seven-day-a-week library. Stand, walk, grasp, climb, balance, bend/stoop, squat, kneel, crawl, and work above the shoulder, frequently. Handle materials, push/pull loads with a force of up to 50 pounds, lift and carry up to 40 pounds, grip up to 15 pounds, work in confined space, at heights up to 30 feet, and at computer workstations, regularly. Access, transport and effectively use relevant materials and equipment, in all weather conditions, on a regular basis. On a regular basis, tolerate residual smoke, dust, mold or foreign substances on materials. Occasionally lift and carry over 50 pounds.
