The Auraria Library has an opening for a full time University Staff
(unclassified) Building Operations Coordinator position.
Located in downtown Denver, Colorado, the Auraria Campus is home to three
institutions of higher education: University of Colorado Denver, Metropolitan
State University of Denver, and Community College of Denver – the latter two
are Hispanic-Serving Institutions. The Auraria Library serves the campus’ over
45,000 students, including many first-generation, underrepresented, and nontraditional
students, and sees more than 750,000 visits a year. Auraria Library

to a professional field. Work is performed fully independently.
Position Emphasis:
The Auraria Library is a busy, urban, nearly 160,000 square foot building built
in 1976. In 2016, the Library completed a six year, $32.8 million renovation
that included significant upgrades to both the Library’s infrastructure and
learning spaces. Located on the tri-institutional Auraria Campus, the Library
serves students, faculty, and staff from the University of Colorado Denver (CU
Denver), Metropolitan State University of Denver (MSU Denver), and the
Community College of Denver (CCD). As a shared-use facility, the Library
building is owned by the Auraria Higher Education Center (AHEC) and
operated by CU Denver.
The Building Operations Coordinator participates in the design, development,
implementation, coordination, support and maintenance of Auraria Library
facilities. In addition, this position is responsible for operational planning and
analysis related to the Auraria Library, including construction projects.
The Building Operations Coordinator acts as a project manager, serving as
liaison between the Auraria Library and AHEC, CU Denver, and external

contractors for issues related to facilities and emergency preparedness. This
position advises the Library leadership on facility issues and proposes
solutions to construction and maintenance problems. This position also
serves as the building administrator and is responsible for efficient and
effective management of Auraria Library facilities including overseeing and/or
implementing facility renovations and new construction, gathering and
analyzing data on space allocation and utilization, fulfilling daily maintenance
and custodial requests, and overseeing facility access processes.
Examples of Work Performed:
Project Management and Building Administration:
Acts as Auraria Library representative at meetings with AHEC project
managers, contractors & vendors, architects, programs, and other
campus personnel as necessary.
Gathers and analyzes data on space allocation and utilization to guide
the Library in its long-range facilities and program planning.
Facilitates and communicates strategic and operational planning of the
Auraria Library facility.
Responsible for on-site coordination of processes related to
enhancements, renovation, and repair and maintenance projects. This
includes coordinating with AHEC Project Management and contractor
teams to plan for least impact regarding on-going library operations.
Project Management and Building Administration:
Take and maintain detailed records of space and facilities projects,
maintenance, and ordering.
Identifies and communicates operational impacts of facilities projects.
Responsible for the creation and management of the Asset
Management program for the libraries physical capital equipment.
Collaborates with the Budget and Finance Manager to monitor project’s
estimated costs, budgets and actual costs.
Manages facilities related budgets and expenses (Repair and
Maintenance, Capital Projects, Supplies).
Coordinates the repair and maintenance needs of the library with AHEC.
Coordinates custodial needs and communicates expectations of the
library with AHEC Custodial Services.
Gathers and analyzes data on space allocation and utilization to guide
the Library in its annual and long-range facilities and program planning.
Reviews and communicates “Scheduled Utility Interruption” notices for
impact to Library operations.
Oversees building access processes and procedures (physical keys and
ID swipe access).
Emergency Preparedness and Safety:
Creates and manages the emergency management program and safety
processes and procedures with CU Denver Office of Emergency
Management.
Provides training opportunities related to emergency preparedness and
safety.
Coordinates with AHEC and CU Denver to plan and execute emergency
drills.
This position oversees the work of the NCO’s on property, ensuring
appropriate staffing is provided and NCO enforcement of our General
Use Guidelines and Security protocols is consistently applied.
Other:
Purchases furniture, office supplies and maintenance items.
Responsible for the collection and deposit of cash receipts for the
Library.
Represents the Library on campus committees related to facilities and
safety.
Other duties as assigned.

Note: This is an essential services position. The incumbent is required

Salary and Benefits:
The hiring range for this position has been established at $54,284 to $65,000.
The salary of the finalist(s) selected for this role will be set based on a variety
of factors, including but not limited to, internal equity, experience, education,
specialty and training.
The above hiring range represents the University’s good faith and reasonable
estimate of the range of possible compensation at the time of posting.
This position is not eligible for overtime compensation.

Qualifications
Minimum Qualifications:
Bachelor's degree in business administration, public administration,
facilities management, construction management or related field.
Substitution: A combination of education and related
technical/paraprofessional experience may be substituted for the
Bachelor’s degree on a year for year basis, but not for the specific 2
years of facilities management experience.
Two (2) years of professional level experience in facilities management.

Preferred Qualifications:
Master’s degree in business administration, public administration,
facilities management, construction management or related field.
Certification in a facilities related trade.
Experience working with Microsoft Office Products including Excel, Word
and Outlook.
Business continuity planning experience.
Competencies/Knowledge, Skills, and Abilities:
Ability to develop, interpret and evaluate data, evaluate policies and
exercise good judgment in the application, interpretation, and
communication of policies procedures, rules, and guidelines.
Demonstrated ability to organize and complete complex projects with
multiple deadlines and schedules.
Understanding of campus work order, facilities, and project management
processes.
Ability to work independently and in team settings.
Ability to establish and maintain effective relationships with Facilities
Services, Emergency Preparedness, and Risk Management.
Ability to manage and facilitate resolution of conflict between various
units.
Ability to communicate effectively, both orally and in writing.
Ability to read and interpret blue prints, construction documents, and
building codes.
General understanding of electrical, HVAC, and plumbing
Demonstrated ability to work with CU Marketplace system or a similar
online purchasing and payment processing system.
Demonstrated ability to work with CU Denver’s Web-Space inventory
system, Archibus, and/or a similar space inventory software.
