The City of Littleton has an exciting opportunity for a Facilities Maintenance Technician for Bemis Library!

Facilities Maintenance Technicians perform a variety of building maintenance and repair tasks, small remodel projects, and light janitorial tasks in city-owned public buildings. Facilities Maintenance Technicians maintain HVAC, mechanical, and plumbing systems and perform other skilled work and routine unskilled building maintenance work as required. Work is performed in accordance with established procedures and accepted practices; however, the employee is expected to exercise initiative and independent judgment in completing job duties and meeting unusual work circumstances.

The Facilities Maintenance Technician for Bemis Library will have the opportunity to work on some special projects in 2023, to include:

  • Playing a sizeable role in the cross-departmental Cultural Campus Connection Project.  This project is a collaborative project with Public Works and the Museum to create physical links between the Museum and Library.
  • Installation and creating new configurations for the new library sorter to be installed in 2023.
  • Working with Thyssenkrupp elevator company on necessary maintenance and repair for the library’s elevator

The ideal candidate will possess a variety of facilities maintenance skills and experience including maintenance and repair of HVAC systems, plumbing and electrical, and the ability to complete general carpentry and remodeling projects.  This role will work on a variety of projects and no two days look exactly alike.  Ideal candidates will enjoy collaboration and will like working both on individual projects and part of the larger City of Littleton team.  Project Management experience is a plus!

This full-time position is non-exempt per FLSA and is eligible for overtime compensation.

Work Schedule: This full-time position will work 7:00am to 4:00pm, Monday through Friday, with occasional Saturdays necessary to support large library events. Emergency on-call may be required.

ESSENTIAL DUTIES & RESPONSIBILITIES:

·   Checks and maintains building heating, ventilation, and air conditioning (HVAC); electrical; plumbing; and mechanical systems to insure proper operation of these systems. 

·   Performs preventive and scheduled maintenance tasks and completes repairs, as necessary, to these systems to insure their proper operation. (Electrical work is typically contracted to a licensed provider.) 

·   Constructs or assists in building construction and remodeling projects. 

·   Periodically opens and visually inspects the general condition of city buildings, checks HVAC systems for proper operation.

·   Assists other departments and employees with the set-up and teardown of furnishings and fixtures for library programs, community meetings and special events.

·   Responds as necessary to emergency calls to make temporary or permanent repairs or adjustments to city buildings, HVAC, electrical, plumbing, or mechanical systems.  Maintains situational emergency security systems.

·   Assembles and disassembles furniture, equipment, and shelving. Moves furniture, equipment, and shelving.

·   Manages contact with outside janitorial firm and schedules contract janitorial work accordingly. Maintains inventory of supplies, tools and equipment; contacts vendors and places orders; meets with vendors.

·   Prioritizes needed maintenance and repair issues; submits work orders to City Building Maintenance for internal issues; contacts outside vendors to request service on other issues and follows through.

·   Builds special projects with wood and/or metal.

·   Prepares and paints building surfaces including walls and handrails; prepares and paints or stains wood or metal surfaces including furniture and shelving.

·   Serve as library representative on the city’s Safety Committee.

·   Performs similar assignments and projects as required.

·   May serve as an Emergency Worker.

SENIOR:

In addition to the above duties listed for Facilities Maintenance Technicians, Senior level will also:

·   Checks and maintains building heating, ventilation, and air conditioning (HVAC); electrical; plumbing; and mechanical systems to insure proper operation of these systems.  Performs preventive and scheduled maintenance tasks and completes repairs, as necessary, to these systems to insure their proper operation. (Complex electrical work is typically contracted to a licensed provider.)  Work assignments include, but are not limited to, preventive maintenance on buildings; repair and adjustment of HVAC, electrical and plumbing systems; welding; fabrication; and carpentry-type projects.

·   Constructs or assists in building construction and remodeling projects.  Projects may include, but are not limited to, construction or remodeling of walls, doors, ceilings, counters, closets, and shelves; installation of structural, mechanical, electrical, and plumbing systems; painting; and woodworking.

·   Routinely opens city buildings, checks HVAC systems for proper operation; walks through building to inspect general condition and lighting; makes minor repairs and adjustments to building and building equipment systems as necessary; replaces light bulbs, lamps, and lighting fixtures as required; notes other building repair needs for future action.

·   Responds as necessary to emergency calls to make temporary or permanent repairs or adjustments to city buildings, HVAC, electrical, plumbing, or mechanical systems.  Maintains situational emergency security systems.

·   Establishes and maintains effective working relationships and interactions with supervisors, other city employees, vendors, and the public through oral and written communications; observes and follows established city and department policies, procedures, rules, orders, and instructions from the supervisor in the daily conduct of the job.

·   Experience and ability to meet with vendors to determine appropriate products and services. 

·   Experience in recommending and scheduling needed maintenance and repair issues; submitting work orders to appropriate departments for internal issues; and contacting outside vendors to request service on other issues and following through.

·   Responsible for managing building special projects with wood and/or metal.

·   Assist with managing an RFP process for facilities-related projects. 

·   Acts as a mentor to technicians with lower-level skills.

·   Performs similar assignments and projects as required.

·   May serve as an Emergency Worker.

MINIMUM QUALIFICATIONS:


 

  • High school diploma or equivalent; and
  • A minimum of one (1) year of experience in facilities maintenance or related field; or
  • An equivalent combination of education, training and work experience that produces the knowledge, skill, and ability to perform the essential duties and responsibilities of the position.
  • Must have a valid driver’s license.
  • Must be able to pass a pre-employment criminal background check, motor vehicle records check, drug screen and physical.

MINIMUM QUALIFICATIONS, SENIOR LEVEL:

  • High school diploma or equivalent; and
  • A minimum of five (5) year’s work experience in facilities maintenance or related field; or
  • An equivalent combination of education, training and work experience that produces the knowledge, skill, and ability to perform the essential duties and responsibilities of the position.
  • Must have a valid driver’s license.
  • Must be able to pass a pre-employment criminal background check, motor vehicle records check, drug screen and physical.

PREFERRED QUALIFICATIONS:

  • Experience with HVAC systems and maintenance
  • Experience with Project Management
